释义	房屋租赁合同超过二十年应该对超过部分确认无效。当事人每次签订的房屋租赁合同所约定租赁期限不得超过20年，租赁期间届满当事人续订房屋租赁合同的租赁期限自续订之日起同样不得超过20年。【本文关联的相关法律依据】《民法典》第七百零五条租赁期限不得超过二十年。超过二十年的，超过部分无效。租赁期限届满，当事人可以续订租赁合同；但是，约定的租赁期限自续订之日起不得超过二十年。第七百零七条租赁期限六个月以上的，应当采用书面形式。当事人未采用书面形式，无法确定租赁期限的，视为不定期租赁。
