释义	法律分析：撤销合同备案的流程为：需要购房者本人持合同备案注销或更名申请书、身份证或户口簿、《商品房买卖合同》以及其他有关证明材料，向项目所辖区域的市、区房产管理部门申请。受理申请的房产管理部门会审查情况是否属实，是否符合合同备案注销、更名条件。如果符合，当场会出具初审意见，并报到市房地产登记发证中心审批，一般一周时间就会审批下来。法律依据：《商品房销售管理办法》第十六条规定的商品房买卖合同的主要内容，并且出卖人已经按照约定收受购房款的，该协议应当认定为商品房买卖合同。
