释义	法律分析: 共同共有是指两个或两个以上的人基于共同关系，对同一物不分份额地享有权利和义务。共同共有人对共有财产享有平等的占有、使用权，对共有财产共同承担义务。共同共有关系存续期间，各共有人无权请求分割共有财产，部分共有人擅自划分份额并分割共有财产的，应认定为无效。《中华人民共和国民法典》第二百一十七条不动产权属证书是权利人享有该不动产物权的证明。不动产权属证书记载的事项，应当与不动产登记簿一致；记载不一致的，除有证据证明不动产登记簿确有错误外，以不动产登记簿为准。
