法律分析：
购房合同中一般都有逾期交付房屋超过一定期限，买受人有权解除合同要求退还购房款和赔偿损失的条款。因此，如果买受人签订了这份承诺，等于买受人对开发商的违约行为只选择了支付违约金的解决方式，而放弃了解除购房合同的解决方式，如果房价继续走低，对购房者是很吃亏的。

《中华人民共和国民法典》 第一百一十九条 依法成立的合同，对当事人具有法律约束力。
