释义	法律分析：房屋可以转租，但是合法的转租需要满足以下两个条件： 1、转租须经房屋所有权人的同意。转租已不属于正常使用的范畴，必须经房屋所有权人同意，否则无效。 2、转租的租金不得高于原租金，确实需合理提高，提高的收入应交给房屋所有权人。非法转租合同无效。法律依据：《中华人民共和国合同法》第二百二十四条承租人经出租人同意，可以将租赁物转租给第三人。承租人转租的，承租人与出租人之间的租赁合同继续有效，第三人对租赁物造成损失的，承租人应当赔偿损失。
