房子买卖违约如何办理?

在签订房屋买卖合同后,如因一方根本违约导致另一方订立合同的目的无法实现的,守约方可以要求解除合同,并要求违约方赔偿相应的损失,例如房屋差价损失等可获得利益的损失,但双方另有约定的特殊情况除外。在认定和计算可得利益损失时,应综合考虑守约方获得利益所要支出的交易成本等因素。
【法律依据】:
《中华人民共和国民法典》 第五百七十七条 当事人一方不履行合同义务或者履行合同义务不符合约定的,应当承担继续履行、采取补救措施或者赔偿损失等违约责任。
