释义	租房合同一般是不能超过二十年。出租人与承租人订立租赁合同时，约定承租年限时，超过过二十年的部分为无效约定。但是如果续签合同两次及以上，单次续订不超过过二十年，累计年限超过二十年的除外。法律依据《中华人民共和国民法典》第七百零五条，租赁期限不得超过二十年。超过二十年的，超过部分无效。租赁期限届满，当事人可以续订租赁合同；但是，约定的租赁期限自续订之日起不得超过二十年。
