释义	法律分析：房屋买卖合同是诺诚合同，在成立时生效，不以“过户登记”为生效要件。一般买卖合同，只要双方意思表示一致即可成立并生效。除非特约，买卖合同不以交付标的物或者交付货币为合同的成立或生效条件。不动产的买卖也不以办理“过户登记”（所有权移转登记或称所有权变更登记）为合同生效要件。对于实践合同，当事人交付标的物合同才能成立或者生效。法律依据：《中华人民共和国民法典》第五百九十五条买卖合同是出卖人转移标的物的所有权于买受人，买受人支付价款的合同。
