释义	房屋开工面积，是指在报告期内新开工建设的房屋建筑面积，不包括上期跨入报告期继续施工的房屋面积和上期停缓建而在本期恢复施工的房屋面积。房屋的开工应以房屋正式开始破土创槽(地基处理或打桩)的日期为准。房屋竣工面积，是指房屋按照设计要求已全部完工，达到入住和使用条件，经验收鉴定合格(或达到竣工验收标准)，可正式移交使用的房屋建筑面积总和。法律依据:《中华人民共和国物权法》第四十二条《商品房销售面积计算及公用建筑面积分摊规则》第五条《商品房销售面积计算及公用建筑面积分摊规则》第六条
