释义	律师解答：如果房产的不动产登记证在办理的过程中，买卖双方签订的合同有法律效力。如果房产属于违章建筑，根本无法办理产权证书。双方签订的合同没有法律效力。【法律依据】：《中华人民共和国民法典》第二百一十五条人之间订立有关设立、变更、转让和消灭不动产物权的合同，除法律另有规定或者合同另有约定外，自合同成立时生效；未办理物权登记的，不影响合同效力。第一百四十八条一方以欺诈手段，使对方在违背真实意思的情况下实施的民事法律行为，受欺诈方有权请求人民法院或者仲裁机构予以撤销。
