释义	法律分析：只要是房屋产权人或者持有产权人的授权委托书的代理人与承租人签订的租房协议，合法有效，反之则无效。法律依据：《中华人民共和国民法典》第一百六十二条代理人在代理权限内，以被代理人名义实施的民事法律行为，对被代理人发生效力。第一百六十八条代理人不得以被代理人的名义与自己实施民事法律行为，但是被代理人同意或者追认的除外。代理人不得以被代理人的名义与自己同时代理的其他人实施民事法律行为，但是被代理的双方同意或者追认的除外。
