释义	法律分析：租赁合同的期限原则上由租赁合同当事人约定，然而，为了防止租赁期限过长，使合同双方当事人受合同拘束的状况长期不能改变，从而不利于保护当事人的权益和发挥财产的效用。民法典将租赁期限规定为最长20年时间，租赁期限届满，当事人可以续订租赁合同。法律依据：《中华人民共和国民法典》第七百零五条租赁期限不得超过二十年。超过二十年的，超过部分无效。租赁期限届满，当事人可以续订租赁合同;但是，约定的租赁期限自续订之日起不得超过二十年。
