房子的归属以什么为准 ?

法律分析:
以取得房屋权属证书为准。房子的归属权需要以房产证上面的占有房屋的比例为主，房子的归属权也就是我们对于这个房子能够拥有的所有的权利。不需要他人对于我们的干涉，就可以实行交易以及抵押等任何对于此房屋的权利，包括他的占用权，收益权，处分权，使用权等等。
【法律依据】:
《城市房屋权属登记管理办法》 第五条 房屋权属证书是权利人依法拥有房屋所有权并对房屋行使占有、使用、收益和处分权利的唯一合法凭证。依法登记的房屋权利受国家法律保护。
