释义	法律分析：法院查封未解除的房产不能交易，也不能办理网签合同，以前查封但现在已经解除的，可以交易，可以办理网签合同。法律依据：《最高人民法院关于人民法院民事执行中查封、扣押、冻结财产的规定》第八条查封、扣押动产的，人民法院可以直接控制该项财产。人民法院将查封、扣押的动产交付其他人控制的，应当在该动产上加贴封条或者采取其他足以公示查封、扣押的适当方式。
