释义	空置房是房地产市场上的专用名词，严格概念上是指房屋竣工一年之后没有实现销售的房子，通俗地说就是指市场上卖不出去的房子。法律依据：《物业管理条例》第四十一条业主应当根据物业服务合同的约定交纳物业服务费用。业主与物业使用人约定由物业使用人交纳物业服务费用的，从其约定，业主负连带交纳责任。已竣工但尚未出售或者尚未交给物业买受人的物业，物业服务费用由建设单位交纳。
