业主需缴纳的费用包括：登记费（80元/户）、印花税（5元/户）、契税和维修资金等4项费用，而测绘费、产权确认费、副食品调节基金、手续费及代理费等费用则由开发商缴纳。
1、产权登记费：居民住宅80元/套，不是居民住宅的要550元/套。假如有共有权证，那么需要收取工本费：十元/本。
2、印花税：住宅面积在90平方米左右的，可以不需要缴费印花税，住宅面积超出90平方米的，按照房间成交价的0.05%来征收。
3、契税：房间面积在90平方米(含90平方米)以下的，缴费房间总价的1%，若房间面积在90-144平方米的，缴费房间总价的1.5%，若房间面积是144平方米以上的，缴费房间总价的3%。
4、公共资金：用来小区管理局、小区物业建设的费用。若房间是框架结构，那么需要缴费16.8元/平方米，若房间是砖混结构，那么需要缴费15.6元/平方米。
办理房产证注意事项
办理初始登记须由开发商单方面提出申请，应提交的资料包括登记申请书、申请人身份证明、建设用地使用权证明、建设工程符合规划的证明、房屋已竣工的证明、房屋测绘报告等材料。
办理转移登记须由开发商和业主共同提出申请，应当提交的资料包括登记申请书、申请人身份证明、房屋所有权证书、房屋买卖合同等材料。

预售商品房的购买人应当自商品房交付使用之日起90日内，办理土地使用权变更和房屋所有权登记手续；现售商品房的购买人应当自销售合同签订之日起90日内，办理土地使用权变更和房屋所有权登记手续。房地产开发企业应当协助商品房购买人办理土地使用权变更和房屋所有权登记手续，并提供必要的证明文件。
