一、个人租房注意事项：1、不能提供产权(原件)的房主勿信；2、产权证与身份证不对号的勿信；3、向住所公安局确认身份证号码；4、向居委会(或邻居)了解房东情况.查看描述是否与房主相同；5、如果房主要求一年一付房租或者要求付大笔的订金，这样情况就要特别小心。二、租房后最好由当事人双方办理房产租赁登记备案为便于管理及对当事人权益的保护，我国目前对房屋租赁合同实行登记备案制度。根据上海房屋租赁条例》的规定，房屋租赁当事人在签订租赁合同后的15天内，租赁当事人持租赁合同及有关材料到房屋所在地区、县房地产交易中心办理登记备案，但上海国营农场范围内房屋，租赁合同由市房地局在农场系统设置的房地产交易登记受理处(下称农场系统受理处)办理登记备案。在办理登记备案手续时，要提交下列材料：1、房地产权证或者其他权属证明；若向外来流动人员出租的，还应附公安部门发放的房屋租赁治安许可证；2、出租人的个人身份证明或企业、其他组织的登记注册证明；如果属共有房屋出租的，还应当提交其他共有人同意出租的证明；委托出租的，应提交委托合同；代理出租的，应提交房屋所有权人委托代理出租的证明；3、承租人在办理房屋租赁登记备案[/url]手续时应提交自己的个人身份证明或者企业、其他组织的登记注册证明。无论是出租人还是承租人，在提交的个人身份证明中，居住在国外的中国公民应当提交有效的中华人民共和国护照；香港、澳门的个人，应当提交港、澳居民往来内地通行证；台湾个人，应当提交台湾居民来往大陆通行证；境外企业、其他组织，应当提交经公证或者认证的登记注册证明。
