释义	法律分析: 房产双证是房屋所有权证与国有土地使用权证，单证就只有房屋所有权证。单证的房子大多数属于经济适用房，没有土地证，不能银行抵押贷款的，在房屋拆迁的时候没有土地赔偿金，如需到银行使用房屋贷款，必须双证合一，只有有产权证和土地证的房屋，才被银行承认是合法房屋。《中华人民共和国城市房地产管理法》第六十条国家实行土地使用权和房屋所有权登记发证制度。
