《物业管理条例》 第五十五条 物业存在安全隐患，危及公共利益及他人合法权益时，责任人应当及时维修养护，有关业主应当给予配合。
责任人不履行维修养护义务的，经业主大会同意，可以由物业服务企业维修养护，费用由责任人承担。
