继承房产的流程，包括以下这几个方面：
1、评估。首先通过评估公司对房子的市值进行评估。
2、公证。申请人要到房屋当地的公证处，办理继承公证，并领取继承公证书。
3、测绘。申请人要去到房地产测绘部门，申请办理房屋面积测绘手续，也可以是转绘手续，从而取得测绘成果或者附图，以便之后办理产权登记手续。
4、继承登记。申请人需带上房地产权证、继承公证书、房屋测绘等等资料，到房地产交易中心申请继承登记的手续。
房产证的办理流程包括：
1、买卖双方进行房产交易后一个月内持房屋买卖合同和其他证件到房地产交易所办理买卖过户登记；
2、买卖双方接到交易所办理过户手续的通知后，应携带身份证、户口本、图章等，在交纳了手续费、契税、印花税后就可以办理过户手续；
3、办理完买卖过户手续后，买方应持房地产交易所发给的房产卖契，在三个月内到房屋所在地的市或区的房屋土地管理局登记申请；
4、经房地产管理部门审查验证后，买方可领取房地产权证。
