释义	法律分析：房屋抵押权注销是以前抵押的房产证，因为已经完成还款手续，抵押注销恢复自由产权性质。注销房地产抵押登记是指抵押双方已依约履行债务，由抵押双方申请解除抵押关系的行为。在一个房子上面设定了抵押，这个房子上他人就享有了抵押权。所谓注销也就是解除抵押权的意思。法律依据：《城市房地产抵押管理办法》第三十条第二款以预购商品房抵押的，登记机关应当在抵押合同上记载，抵押的房地产在抵押期间竣工的，当事人应当在抵押人领取房地产权属证书后，重新办理房地产抵押登记。
