释义	法律分析: 房屋租赁需要许可证。租赁双方应在合同订立后三十日内持身份证明、房屋租赁合同、房产租赁合同登记申请表、房屋所有权证等到房屋租赁管理办公室登记；租赁工作人员审查监证后予以签署初审意见；进行二交审查，签署二审意见；交纳规定税费，发放房屋租赁登记证。法律依据:《《商品房屋租赁管理办法》》第十九条房屋租赁登记备案内容发生变化、续租或者租赁终止的，当事人应当在三十日内，到原租赁登记备案的部门办理房屋租赁登记备案的变更、延续或者注销手续。
