释义	法律分析：房屋出租代理就是出租人可以将自己的房屋委托给某个中介机构，由该中介机构对外出租，该中介机构规定一定时间的免租期，在免租期以外的时间内，无论该房屋是否已经出租，中介公司都应按照约定支付出租人房租，而出租人无需支付中介公司佣金。法律依据：《城市房地产中介服务管理规定》第二十三条中介公司的职员因过错给承租人造成了损失，承租人可以找中介公司承担责任。中介公司作为雇主，不得以职员个人责任为由推脱，中介公司自然也不能声称已将该职员开除而推卸责任。
