释义	法律分析：购房业主应注意，按套内建筑面积或者建筑面积计价的，当事人应当在合同中载明合同约定面积与产权登记面积发生误差的处理方式。合同没有约定或约定不明确的，按以下原则处理：(1)面积误差比绝对值在3%以内(含3%)的，据实结算房价款；(2)面积误差比绝对值超出3%时，买受人有权退房。法律依据：《中华人民共和国民法典》第三百条共有人按照约定管理共有的不动产或者动产；没有约定或者约定不明确的，各共有人都有管理的权利和义务。
