释义	法律并没有规定拥有房产证的年龄，因此，未成年人是可以作为房屋产权人的，并且可以登记在不动产簿上。房屋的所有权人更名，称为过户。过户虽然需要收取一定的过户费，包括契税、所得税、房屋评估费等，但是相比于遗产税要低得多。如果家长不采取过户，而是以赠与的方式把房子赠送给子女，虽然可以免交税费，但是以后这套房子若要转让，其原始取得价是0元，在办理过户时，会以房子的市值来征收税费，比过户费要高出很多。
